Draft tenancy/reference check
To hold a property during reference checks and tenancy agreements, you'll need to pay 1 weeks rent as a holding deposit.
Ready to sign
Once reference checks are complete and the tenancy is ready, you will pay the remainder of your 'in advance' rent + 'security deposit'.
Moving day
We will meet you at the property, check your smoke & CO alarms, inspect your inventory, read your meters, and give you your keys.
Frequently asked questions
Each prospective tenant is required by law to prove their right to rent in England. We will obtain and copy the necessary documents in your presence. You will need your passport (current or expired) if you are a British citizen.
We have a list of alternative documents you can use if you do not have a passport. In order to confirm your settlement status, you will need to provide us with your share code if you are a member of an EU, EEA or Swiss national. We will need your Home Office reference number if you are an international citizen.
If it is found that you do not have a right to rent, we are required to inform the Home Office. In the event that you fail to provide satisfactory documentation or provide fraudulent documents, we will inform the Home Office and we will not be able to proceed with the lease. As a result, your holding deposit will be forfeited.
- You could be charged a default fee if your rent is more than 14 days late.
- Make sure you pay any other bills you owe on time, such as council tax, gas, electricity, and water.
- If you plan to repair or decorate the property, ask your landlord first. You may want to consider contents insurance to protect your belongings.
- Consider your neighbours. Anti-social behaviour may lead your landlord to evict you.
- It is important to check with your landlord before accepting a lodger or subletting.
- Tenants should check smoke alarms and carbon monoxide alarms regularly after the beginning of the tenancy.
By law, the landlord must provide you with:
- A copy of the guide ‘How to rent: the checklist for renting in England’. This must either be provided by printed copy or, if you agree, by email with a PDF attachment.
- Before you move into the property and after every annual gas safety check, the landlord must give you a copy of the gas safety record (GSR).
- Your landlord must protect the security deposit within 30 days with a government-approved scheme and provide you with specified information. Keep this information safe as you will need it later.
- A copy of the Energy Performance Certificate, which shows the energy performance rating of the property you are renting, must be provided to you by your landlord at the start of your tenancy. A private rented property must have an energy performance rating of EPC Band E or better before it can be rented out (unless an exemption applies). You can also check the EPC register online.
- In order to comply with the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have their property electrics checked every five years by an electrician.
- Landlords Legionnaires risk assessment.
Tenant fees
Fully complying with the Tenant Fees ban (2019), we do not charge
tenants for anything except a holding deposit, the rent, and the tenancy
deposit. We have outlined these below.
Holding Fee | One weeks rent. |
Security Deposit (per tenancy with rent under £50,000 per year) | Five weeks rent. |
Security Deposit (per tenancy with rent of £50,000 or over per year) | Six weeks rent. |
Unpaid Rent | To pursue non-payment of rent, interest will be charged at 3% above the Bank of England Base Rate. |
Lost Key(s) | The tenant is liable for replacement costs of lost keys or security device(s). |
Variation of Contract (tenant's request) | £50 per agreed variation. |
Change of Sharer (tenant's request) | £50 per replacement tenant. |
Early Termination (tenant's request) | Tenant's shall be responsible for all landlord's re-letting costs and rent due until the start of the replacement tenancy. The costs will not exceed the outstanding rent amount. |
